Project
Description
The project consists of an existing 18th century timber framed
building, with existing extensions that were in a poor state of
repair.
The
Brief
The client requested that the anexes be removed
and a timber frame barn extension with double height volumes to
the lounge areas with exposed oak rafters
Concept
The scheme was conceptualised despite adverse planning reactions
at the Local Authority.
Planning
& Conservation Area Applications
Planning was submitted and the decision was given in favour of acceptance,
after careful negotiation by ADC.
Building
Control
This was achieved after submission
Detailed
Design/Specifications
A full set of documents were established, every detail was drawn
to a scale of 1:5, all other disciplines; structural, electrical
and mechanical, were co-ordinated on the "CADD Microstation"
software drawing package. Special lime mortars were specified to
the support structure to allow for the flexing of the structural
frame.
Tendering/Tender
Report/Contractor Appointment
All documentation was created for the contractor to prepare costings
for review, negotiation and client acceptance.
On
Site Inspection
A vital part of the process, time was spent liaising with the contractor,
client and building control officers, over a period of 8 months,
to ensure quality control, high standards and an acceptable finish.
Snagging and defects lists were prepared, which the contractor actioned
to create the desired finish and affect that the client expects.
